Real
Estate Statistics
The Contrarian
will always win the game. Today is
the best time to buy, since it's
easy to negotiate a great deal and
the selection of homes to choose
from is the best its ever been. I
bought my home in 2001, when the
economy was falling apart because of
the internet fall out and companies
were going bankrupt each week,
resulting in massive layoffs. I got
a great deal. Oh and the rate on a
30Yr fixed mortgage was 8% back
than. That said, buy quality. Don't
buy for buying sake.
CRA
30 Year Fixed Conforming
Refinance at 6.375%
Rates have risen about 0.25% since
my last newsletter. If you have a
loan between $300,000 to $417,000,
and are located in a minority census
tract you may be eligible for a
special CRA program that is offering
a 30 year fixed at 6.375% with no
closing costs. You must be able to
document your income. Interest only
is not allowed. APR 6.755%. Amounts
less than $300,000 will have a
slightly higher rate. Give me a call
and I'll check your address to see
if you qualify. Almost all
of Union City qualifies, and many
parts of Fremont are eligible.

Winchester for
$360,000. Winchester, CA is
1hr north of San Diego,
off Hwy 15. This property is
3 years old, single story,
on a 8000 sqft lot. It'll
rent for about $1650. This
is fantastic property, and
appraised for $390,000. If
you have money for a
downpayment of 20-40% and
are ready to get your first
investment property let me
know. I have
an agent in Temecula,
who's sourcing these deals,
she's also my sister and my
property manager. It doesn't
get any easier than this to
buy your

Manage
your passwords
I read an article on password
management, and started using
Roboform to manage my
identities and passwords. It's a
much better way to manage your
various online personas, and it
generates
strong passwords. Did you
know if someone broke into your
bnak account, you'd have SOL.
Make sure your financial
accounts and the email where
your reset passowords go to have
strong passwords.
