Year Fixed Refinance at 5.75%
If you have a loan between $300,00
to $417,000, and are located in a
minority census tract you may be
eligible for a new program that is
offering a 30 year fixed at 5.750%
with no closing costs. You must be
able to document your income. No
interest only option is available.
APR 5.750%. Amounts less than
$300,000 will have a slightly higher
rate. Give me a call and I'll check
your address to see if you
qualify. Almost all of Union City
residences qualify, and many parts
of Fremont are eligible.
Minimum
Holding Period Required on a 1031
Exchange
Unfortunately, there is no safe
holding period for property to
automatically qualify for a 1031
Exchange. Keep in mind, the
properties only need to be "held for
investment" to be eligible for an
exchange. Length of ownership is
only one factor the IRS looks at
when determining if the properties
were "held for investment". Want to
play it safe? Follow these general
rules:
- Hold your properties for a
minimum of two tax filings
- Report all rental income
from the property on each of
your tax filings
- Take any allowable
deductions including
depreciation
Keep all records (lease
agreements, property management
contracts, etc.).
Always consult
with your CPA (inactive), especially when the
money matters. If

Effective May 14, 1st Class Stamp
will become 41 cents. However the
good news is the US Postal Service
has
introduced the "forever" stamp.
This special stamp, good for any
first-class letter weighing up to
one ounce, is valid forever, no
matter how much postal rates
increase. That means consumers can
purchase these special stamps at
today's rate and use them for years
to come, even if postal prices
double or triple. And, while there
are definitely better places to
invest your money in the long term,
the forever stamp offers consumers
protection against rate hikes and
the annoyance of having to purchase
one- and two-cent stamps whenever
prices do increase. top

each herb. One tablespoon loose herbs

This new service allows you to get
free 411 Business
listing information from your phone
by dialing 1-800-GOOG-411
(1-800-466-4411). I found it to be
easy to use and accurate.
Using this service, you can:
- search for a local business
by name or category. You can say
"Giovanni's Pizzeria" or just
"pizza".
- get connected to the
business, free of charge.
- get the details by SMS if
you’re using a mobile phone.
Just say "text message".
I like this service better than
the previous service I had used
which required more intermediate
steps to get to the same answer.
After you provide the city and state
your interested in, try doing a
search for restaurants. Google will
come by with a list of the top 8
restaurants in the city. I tried it
for Fremont, Newark and Union City
and was pretty impressed with the
list. Next time I'm driving in a new
city and have no ideas I'll
definitely try this service.
